That survey checks the substrate for rot, decay, and ponding water, because coating a roof that has already sagged or settled wastes your money. We also look for alligatoring, chalking, peeling, and delamination before we quote.
Silicone coating handles ponding water better than anything else on a flat rooftop, while acrylic coating and elastomeric coating are cheaper and cure faster where drainage is good. Polyurethane coating goes down on walkways and heavy traffic areas.
Primer systems matter on tar, modified bitumen, and EPDM membranes, so we prime and apply by roller application at the coverage rate the maker lists. Our crews work in GAF Unisil, GAF EverGuard TPO and silicone systems, Henry, Tropical Roofing, and Gaco (Sika) silicones.
Wet film thickness and cure time decide how the coating performs, so we check dry film thickness after it has cured. Tensile strength tells you how a seam or flashing bead will move, and blistering means moisture is trapped under the field course.
